1. All bidders are required to register online at www.JacksonJackson.com or click on the registration button when you close this window.
2. Jackson Real Estate and Auction reserves the right to debit your credit card in the amount of $1,000 if you are the successful bidder. This debit secures your final bid.
3. If you are the successful bidder you will be notified within 24 hours of the close of the sale and at this time you will be required to execute a written purchase contract conforming to the terms and conditions of the sale as well as deposit an additional 10% of the agreed upon contract amount within 3 banking days to Jackson Real Estate and Auction located at 862 Hwy 92 S, Dandridge, TN 37725. All the deposits are non-refundable except for default by the seller.
4. Deposit can be made by credit card, certified check, money order or wire transfer.
5.Time is of the Essence in the closing of this transaction. Closing shall be within 30 days of contract date and balance is due in full.
6. The property is being sold by the recorded deed and transferred to the new buyer by references from the recorded deed. The property is being sold with good title and clear of all liens.  Property taxes will be prorated on day of closing.
7. Seller reserves the right to accept or reject any and all bids at any time prior to, during or after the auction term has run.
8. All property is sold as-is where-is day of sale.  There are no warranties expressed or implied.  Buyer hereby waives all rights to any further inspections and by bidding agrees that the Buyer has made all inspections and is satisfied with the condition of the property. Square footage dimensions and acreage amounts are based upon information provided by the seller and or courthouse records and are believed to be correct; however, purchaser shall have the sole responsibility to confirm all calculations prior to the auction.
9. By bidding today the buyer hereby waives all financial contingencies and acknowledges that the buyer has the necessary funds to close.
10. Confirmation of Agency Status: Jackson Real Estate and Auction hereby discloses that they are acting as agents for the seller.  Buyer acknowledges by their acceptance of these terms and conditions that this disclosure has taken place prior to their bid.
11. In the event of any dispute before, during, or after the sale, the auctioneer’s determination shall be conclusive and final.  In the event of a tie bid, where two people believe they each have the winning bid, the auctioneer will reopen the bidding between those two people only, giving the person whose bid he did not see the opportunity to raise the high bid, then allowing the other participant(s) to raise their bid until a new winning bid is determined.
12. Jackson Real Estate and Auction reserves the right to amend the terms and conditions in order to protect the integrity of the auction process as well as protect all buyers and sellers.  Announcements made from the auction block or by Proxibid will take immediate precedence over any and all previously written advertisements and other representations.
